Bland Landscaping Company Encore and Briar Chapel HOAs have separate yet coordinated contracts with Bland.
Bland maintains Encore resident yards as well as the Common Areas behind and adjacent to homes.
Briar Chapel HOA is responsible for the common areas throughout the community.
ENCORE HOMEOWNER RESPONSIBILITIES INCLUDE
Water your grass – trees, shrubs, and “grass eyebrows” (beside your driveway) if irrigation does not reach them. Briar Chapel requires the homeowner maintain these areas.
BLAND HANDLES FOR ENCORE HOMES
Lawns: Complete turf care: mowing, fertilization, pre and post-emergent weed control.
Trees: Trees in front and back of homes are limbed-up, ornamental trees interfering with driveways. sidewalk and riding mower clearance. Japanese Maples will never be trimmed.
Mulch Application: When approved, mulch is distributed to front, side, and backyards.
Weed Control: Ongoing in mulched beds.

Blue Zone 1: Mondays (Lower Middleton)
Green Zone 2: Tuesdays (Lower Abercorn)
Yellow Zone 3: Wednesdays (Upper Abercorn)
Red Zone 4: Thursdays (upper Middleton & Clubhouse checked frequently; entry prepped for weekend events.)
All Zones: Fridays are a catch-all and is a make-up day for weather issues.
PRUNING Mid-July. Light-trims and rose pruning continues throughout the season. Schedule proceeds in the Zone order.
