Encore’s irrigation is provided by Old North State Water Company (ONSWC).

The days and hours of operation are currently set for Tuesday, Thursday, Saturday, and Sunday from 6am – 10am (or at night as conditions warrant), though system irrigation times are sometimes altered due to heavy rains or pump station issues.

Each sprinkler operates for 5 minutes. Grass and shrub systems may not work simultaneously.

If your yard is not receiving water, or specific sprinkler heads are not working, call ONSWC at 877 511-2911.

In an emergency (flooding), if no one comes within 30 minutes, call Nathan at 336-964-5107. Calling this number in a non-emergency situation may result in your irrigation being cut off.

Do not put it in your trash can and do not put it in the common areas.

Bland has a designated pick-up collection day for homeowners bagged yard waste: Thursdays. Please place the material by the curb on Wednesday evening.

Large amounts of yard waste need to be taken to the Chatham County Solid Waste and Recycling Center’s main facility in Pittsboro. There is a small fee.

Freezing Water Pipes In Your Home

Some of our neighbors in Encore have experienced freezing of their water pipes when temperatures have dropped into the low 20s and teens.  If not addressed, frozen water pipes can burst and flood your home.  Here are the steps you can take to reduce the chances of this happening to you.

Outside Water Faucets – Most homes have at least one outside water faucet and some have two. Some homes have an indoor “Hose Bibb” shutoff, often in the front hall closet, for the outside faucets.

If you have a Bibb Shutoff, open the outside faucet(s) and then turn off the inside Bibb Shutoff valve.  (The valve handle is in the off position when it is perpendicular to the pipe.)  Opening the outside faucet(s) first, allows the pipe to drain after you have turned off the Bib Valve.

As added protection or if you don’t have a Bib Shutoff, you can purchase an inexpensive cover for your outside faucets from a local hardware store, such as Ace, or from Lowe’s or Home Depot.

Bathroom Sinks – Many of the houses in Encore have bathroom water pipes that run through exterior walls. These are susceptible to freezing and then bursting.  To reduce the likelihood of freezing, open the cabinet doors under the sinks in your bathrooms and open the faucets to allow a small drip.  Leave the doors open and allow the faucets to drip until the outside temperature rises to at least 30 degrees.

Homeowner Responsibilities:
Water your grass, trees and shrubs as needed. You’ll also need to water the”grass eyebrows” beside your driveway if irrigation does not reach them. Please be aware that should these areas die, Briar Chapel requires the homeowner to restore.

A foundation screen of shrubbery is required for all Briar Chapel homes. If a tree dies, you must replace it. If you want to remove shrubs or trees, you will need to get approval from Briar Chapel by submitting a Design Review Request. All non-native, invasive species are banned and are listed in the Briar Chapel Covenants. The Landscape Committee can assist residents with recommended trees (with minimally invasive root systems, for example.)

Flag Options: Bland will spray weed control in mulched areas and prune your shrubs. If you do not want your shrubs trimmed, display a Blue Flag. If you want no weed control spraying in your mulched areas, display a Red Flag. Request flags by contacting Gloria Mock, Encore Community Manager, thru this contact form.

Bland’s Responsibilities:
Mulch:  Bland will mulch all yards’ front, sides, and backs every other year.
Lawns:  Bland is responsible for all lawn care.
Trees:  Bland will appropriately limb-up and trim shade trees in the front and back of all homes and any ornamental trees in yards that are interfering with driveways, sidewalks and clearing height for the riding mowers. Japanese Maples will never be trimmed.

Reference this map to see which Zone your property is in. Stars indicate where work begins in each section.

Blue Zone 1: mowed Monday. 1st section for annual pruning beginning in mid-July and for various light trims, rose pruning, etc.
Green Zone 2: (lower Abercorn) mowed Tuesdays. Section 2 for pruning.
Yellow Zone 3: (upper Abercorn) mowed Wednesday. Section 3 for pruning.
Red Zone 4: (upper Middleton & Clubhouse): mowed Thursday to prepare our entry and club spaces for weekend events. Section 4 for pruning; clubhouse checked more frequently.

Fridays: Reserved for all sorts of extra work: removal of tree sappers, addressing weeds in the mulch and in the cracks of sidewalks and driveways, and is a make-up day for weather issues.

As always weather will be a possible disrupter.

Please let the Community Manager know if you plan to put your home on the market.

Individuals interested in potentially purchasing a home in the neighborhood will often stop by the clubhouse for a tour. It’s good for us to know what is for sale and/or what might be “coming soon.”

Before moving out, please also drop off your clubhouse access cards and if possible, provide the names of the soon-to-be new homeowners.

Resident mailbox keys can also be turned in to Gloria or left in the home for the new residents.

Zip Code: 27516 plus your 4 extra digits

This is important for calculating the right amount of sales tax. Our mailing address is Chapel Hill, but we live in Chatham County which has a lower sales tax. Also, with the correct Zip code, the sales tax revenue goes to Chatham County, not Orange County. Look up your 9-digit zip code here.
